A Chandler roof is not a roof anywhere else.
Two things decide how long work lasts here: the sun and the monsoon. Exterior paint on stucco is a shield against the first, and if the stucco is not sealed properly before painting, the moisture that arrives with the second gets in behind the coat and causes far bigger problems a couple of years later.
It is the same story on a roof. Underlayment, flashing and the detail around penetrations are what fail first, and they are usually what can be repaired rather than replaced. That is why we inspect before we quote, and why the answer is often smaller than people expect.
